Position Summary
The Area Sales Manager primary duties shall be to utilize their knowledge, training and experience to manage a Mortgage Loan Officers (MLOβs) directly and any Sales Managers assigned to this position in the origination of loan products and finance real estate transactions on behalf of the companyβs customers.

Principal Duties and Responsibilities
Subject to the ultimate supervision, direction and control of the Bank, the Area Sales Manager will be responsible for the day-to-day operations of the assigned team. This includes, but is not limited to:
- Remain familiar with and ensuring that all loans originated by the assigned team are handled in accordance with the Bankβs policies, guidelines, quality control, applicable federal, state, and local laws, and investor guidelines.
- Ensure that all proper documentation is prepared, kept, and maintained in accordance with applicable laws, and is readily available for inspection at Bankβs discretion.
- Inform the Bank immediately of any and all events, incidents, occurrences, complaints, lawsuits, investigations, findings, or good faith concerns of illegal, improper, or unethical or other material information or matters concerning the Bank and/or Bank operations.
- Inform Bank of all expenses on a timely basis in order to ensure prompt payment thereof.
- Forward all fees, checks, deposits, etc. in the possession of Manager to Bankβs Corporate Headquarters in a timely manner.
- Ensure that all closed loan documents are stored in Bankβs document storage system and accessible to Bank upon demand.
- Hire, develop, maintain, train, and supervise a sales force of loan originators and support staff to maximize profit and minimize risk.
- Ensure that all persons performing any services for the Bank through the assigned and managed area are bank employees, properly licensed and registered, as applicable, and are approved by the Bank to originate loans.
- Ensure that all advertising and marketing are done only with the pre-approval of the Bank and that all telemarketing is performed in accordance with the Bankβs guidelines for use of the Do Not Call list and in compliance with Federal and State rules.
- Ensure that all websites or other social media used by the managed team are approved by the Bank prior to posting.
- Ensure that all email communication on behalf of the Bank, be sent from and directed through corporate email. Private email is not to be used for any official Banking business.
Secondary Duties in Position
- Develop and maintain a successful relationship with Business referral sources.
- Prospect new mortgage lending opportunities.
- Meet with customer as necessary during the application process.
- Determine borrowersβ financial objectives.
- Take a complete and accurate loan application.
- Review and analyze borrowers credit profile and provide appropriate solutions.
- Collect supporting documents and upload full file to assigned processor.
- Apprise borrower of pricing scenarios and initiate rate lock.
- Coordinate with processor to ensure file is successfully moved through all phases of the approval process to achieve an on-time closing.
- Ensure superior customer service by providing on-going communication with customers and referral partners, setting appropriate expectations.

Education and Experience Required
- Minimum of 3 years residential mortgage lending experience.
- Knowledge of conventional and/or government lending guidelines.
- Demonstrated success in prospecting and lead generation.
- Consistent record of meeting/exceeding production goals.
